Newland Manor is a triangular neighborhood between a canal on the north side, Oak Avenue on the east side, and Indian Creek Drive on the long side of the triangle. Newland Manor is a quiet residential community of single-family homes buried deep in old growth shade trees along the Banana River and close to the Minuteman Causeway. 

Beyond the fact that you live in a semi-secluded community on the Banana River within blocks of the beach, there is one more major advantage to having a home here. You are within minutes of the many shops and restaurants along the Minuteman Causeway and a Publix Supermarket to the north. In addition, the Cocoa Beach police and fire departments are only a few blocks away, making for a safer neighborhood. 

Along with the beach to the east, the Cocoa Beach Public Dog Park is only a few minutes to the north, giving you a place to let your dog run around off-leash.

Most of the community of Newland Manor sits along Indian Creek Drive which ends in a cul-de-sac. The rest is along Oak Avenue. Being a cul-de-sac, there isn't much traffic at any time on Indian Creek Drive beyond the few cars leaving for work in the morning and returning in the evening. This is probably a good thing as there aren't any sidewalks and you and your pup have no choice but to walk on the road. You can enjoy the flat terrain in this area as well 

Oak Avenue is a little busier as it is as through street. Like Indian Creek Drive, there are no sidewalks along Oak Avenue or any of the surrounding streets. To ensure your safety and that of your pooch, you should use a short leash and take your walks early in the morning before what little rush hour traffic there is comes to life.

When it comes to useable green space, the beach is only a ten-minute walk to the east and offers you and your dog endless room to run and play. In Cocoa Beach, the coastal areas are open to dogs from 6 to 10 AM and from 5 to 7PM. You must clean up after your dog or face a $250 fine and your pup must also be on a short leash. Keep your dog away from the dunes and turtle nests during nesting season and you shouldn't have any problems!

A short drive to the north is the Cocoa Beach Public Dog Park, covering three-quarters of an acre. This park offers separate fenced-in areas for large and small breeds along with a fenced-in entrance area featuring a rinse station. The dog play areas have plenty of plastic chairs for you sit in the shade while your dog is off running around with the other pups in the park.
