The Landings at Sugar Mill is a large townhome community on the western edge of town. Its proximity to both SR-44 and I-95 make it a favorite place to live for those who commute north or south for work or simply want a quiet place to live while they work back in the central part of New Smyrna Beach.
At the intersection of SR-44 and I-95, there are a couple of fast food restaurants and a Walmart Supercenter where you can buy virtually anything you need. You can even pick up your dog's prescription medications from the pharmacy, should it be necessary.
While you are a little close to the interstate and are likely to hear some traffic noise, there is a vast forested buffer zone between the Landings at Sugar Mill and I-95. This buffer zone also offers you and your dog a place to go walking as there are plenty of trails running through it.
Although the Landings at Sugar Mill is not a gated community, it is a very private community and typically has very little traffic outside of the normal rush hours and when the school buses are running. You may encounter a few others taking their daily walks with or without a dog in tow. Thankfully, there are sidewalks on both sides of the street just in cases your pooch and others don't look like they are going to get along.
Your walks don't have to be restricted to just the neighborhood your home is in. You can cross over Pioneer Trail where there are several other safe neighborhoods for the two of you to take your daily walks. However, you might find that, like many of those who live here, that you prefer to take your dog for walks in the woods next door. The shade is far more comfortable to walk in when the summer sun is high in the sky.
Living in the Landings at Sugar Mill puts you next door to a vast tract of woods and trails that you and your dog can use for your daily exercises. Along with the many trails wandering through the area, the New Smyrna Beach Multi-Use Trail starts virtually in your backyard on Sugar Mill Drive. You and your dog can follow this trail all the way into downtown New Smyrna Beach if you're up for the hike.
If you like the idea of being able to take your pooch somewhere that they can run around, the New Smyrna Beach Dog Park is less than 10 minutes to the south on S Glencoe Road. The park offers separate fenced-in sections for large and small breeds. Each section offers waste bags, water, and places in the shade for you to sit while your dog gets out there and has a little fun in the sun.
