Sunderland is a commercial area located in northeast Portland. There are some residential buildings distributed in the area, however, the community is not designed for pedestrian traffic and is not particularly walkable, although there are lots of businesses and industry nearby. Shops and services catering to resident's needs are not prevalent in the area.

Portland weather is pleasant for walking with your pup. Summers are mostly sunny and dry with few severe storms to be concerned about and warm but not extremely hot weather that could cause heat-related illnesses on long walks. Winters are cool and wet, although not extremely cold. A warm rain jacket to keep you dry on daily walks during winter months will be an asset. Icy conditions can occur when the temperature hovers around the freezing point and snow occasionally occurs. Be cautious, wait for surfaces to thaw, and have good footwear for walking in icy conditions.

Sunderland is bordered by the Columbia Slough on the west side, the Columbia River on the north side, Columbia Boulevard on the south side, and the Portland International Airport on the west side. Most of the neighborhood is urban with some aerated agricultural land on the north side.

There are three large golf courses in the area. The Columbia Edgewater Country Club Golf Course is located on the northwest border while the Riverside Golf and Country Club and Broadmoor Golf Course are located within and provide landscaping and greenery in the region. Residents live in the associated commercial buildings or in a small residential area on the south side of the Broadmoor Golf Course where some single-family homes are located.

The residential area does not have separate pedestrian sidewalks, so residents and their pups need to share the road with local vehicles. The terrain in Sunderland is level and there are no hills to climb while travelling on foot.

The greenway is 24 acres in size with lots of room to explore and hiking trails to travel about, taking in the natural beauty of the greenway. Keep your dog leashed and be prepared to clean up after your pup to be respectful to other users.

There is also a 1-mile hiking trail located in the Children's Arboretum located in East Columbia on the west side of the Sunderland neighborhood. This greenway is more challenging to get to as you have to cross the Columbia Slough, however, there is a land bridge and greenway trail on the west side of the neighborhood that allows you to cross the waterway. The arboretum has a variety of beautiful cultivated and natural trees to take in and an interesting path with a footbridge.
