Most of the neighborhood is residential, however, there are some local businesses to meet the needs of residents that are within walking distance with shops and restaurants. Businesses are located on Carmel Valley Road and in the commercial area on the southeast side.

The community is bordered by the Black Mountain Ranch on the north side, Del Mar Mesa to the south, Rancho Penasquitos and Pacific Highlands Ranch to the west, and Fairbanks Ranch to the northwest. The Ted Williams Freeway runs diagonally through the neighborhood and creates an impediment to pedestrian travel. The Santa Monica Ridge Canyon runs through the neighborhood and there are ranches and natural areas all around.
There is an upscale gated community north of Carmel Valley Road with single-family detached homes in the middle and a condominium complex on the south. Homes are set on well-landscaped properties and sidewalks are prevalent on residential streets.

The Torrey Del Mar Neighborhood Park is centrally located and situated atop a mesa with a steep canyon slope to the east and south. The park has an open grassy area ringed by a paved walking path. This park is a convenient neighborhood park, easy to traverse, and has amenities, facilities, and a great view of the canyon.
Just to the south, Del Mar Mesa Preserve provides hundreds of acres and miles of hiking trails to explore with your dog. The area features native flora such as riparian woodland and chaparral-covered hillsides. One area of the trail features a dense growth of scrub oak and manzanita which form a tunnel like structure. There are groves and stands of eucalyptus trees, a creek, and amazing views in various locations along the trail. Your dog should remain leashed, watch out for cyclists, and be aware that the trail surface can be muddy during wet weather.
