Joint Venture is a tiny neighborhood of large homes on even larger lots, just off Wayne Avenue and across the street from Chisholm Elementary School on N Duss Street and N Myrtle Avenue. Living here also puts you very close to the New Smyrna Beach Golf Course. This is a lovely shaded area of town and, despite being extremely close to the central part of town, feels more like you are living out in the country.
However, don't let the county setting fool you as you are only a five-minute drive from the heart of town and access to the many amenities found there. These include grocery stores, pet supply stores, bars, and exceptional restaurants. From here, you can also take one of the bridges over to the peninsula and the beach where you and your pooch can go for long walks in the cool morning air every day of the year if you want to!
What is the terrain like in Joint Venture?
Despite the proximity to the school, this a relatively quiet neighborhood. The traffic on any given day is minimal, limited to those who live here and the school buses that feed the elementary school next door. Going for walks with your dog should be a relatively pleasant experience as the roads are lined with shade trees. But the two of you will be walking on the roads as there aren’t any sidewalks. Extra caution should be exercised to ensure your safety and that of your dog.
Twice a day, you may have some traffic with rush hours, but more than likely it will be pedestrian traffic as the school doors open in the morning and after the last bell in the afternoon.
