Sea Villas sits between Hill Street and the beach. The property is heavily shaded, keeping it very cool and comfortable, especially when you add in the cool offshore breezes. From the back door of the condo unit, there is a pass leading through a short section of scrubzone down to the beach. On any given day, you can sit out on deck and watch the sun slowly come up over the horizon. Sitting outside watching the sunrise with a cup of coffee or while you are out walking your dog is an amazing way to start your day.
If you want to cap your day off with a great meal, there are several great places to eat all along A1A to the north, most of which are within ten minutes away. You can also find just about anything you need on this side of the river, including places to take your dog for walks.
What is the terrain like in Sea Villas?
The beachside area of New Smyrna Beach is a bustling place, especially during peak tourist seasons. Not only does A1A run along the coast, but it is also the main road and, as such, stays busy from very early until very late. While there are wide sidewalks on both sides of the road during most of the day, even they tend to be quite busy with pedestrian traffic which means keeping your dog on a very short leash in this area.
On the west side of A1A is a large residential area of modest houses and very little traffic which is a much better and safer place to take your dog for their daily walks. Then again, why walk on the pavement when the beach is right outside your back door? The sandy dunes are an excellent place to take your pooch for a stroll early in the morning before it gets crowded.

A ten-minute drive over to the mainland side will take you to several different entrances to the Doris Leeper Spruce Creek Preserve. The preserve covers over 1,600 acres of swamp, forest, and waterways for the whole family to enjoy. Hike along three miles of trails that take you all the way to Rose Bay. You can even stop and climb the 15-foot high observation tower for a look out over the swamps.
